Project Overview

Modernizing historic railings
Aging balcony guardrails and infill tubing at 181 7th Avenue needed replacement to meet current code and aesthetic standards. We removed the old members and installed 1⅝″ steel round tubing extensions on every floor terrace and penthouse.

Rebuilding parapets & reinforcing façades
Change orders called for full parapet-wall demolition and rebuild—complete with new steel lintels, aluminum coping, and through-wall flashing. On the west elevation, we crack-stitched spalled brick, cut-and-pointed loose mortar joints, and patched ceiling-spall areas to restore structural integrity.

Safe, code-compliant access
A custom stair-tower scaffold and full-height pipe scaffolding with debris netting provided safe access and sidewalk protection throughout. All work proceeded under a Tenant Protection Plan, with DOB filings (including CD-5 and Local Law 11 protocols) secured in advance.
