Brownstone Façade Restoration – NYC
Meticulous masonry, terracotta & stone repair on a landmark brownstone in Manhattan
Location: 114 W 81st St, New York, NY
Scope of Work: 2,000 sq ft of brownstone & brick masonry • terracotta patching • custom sheet-metal flashing • breathable waterproofing
Compliance: LPC & DOB approvals secured
At 114 W 81st St, our team undertook a comprehensive brownstone façade restoration that honored both the building’s historic character and modern performance standards. We began by carefully removing damaged brick and brownstone elements, then matched and replaced them using Flemish-bond patterns and custom-cast terracotta units to ensure a seamless appearance.
Next, we addressed the critical waterproofing components—installing new copper cornice and window flashings, applying breathable sealants, and executing precise stone pinning to protect against moisture and freeze-thaw cycles. Every step was overseen by our project manager to maintain quality and schedule.
Throughout construction, we worked hand-in-hand with the NYC Landmarks Preservation Commission and Department of Buildings, securing all necessary permits and inspections. The result is a beautifully restored brownstone façade that meets LPC guidelines, complies with NYC building codes, and will stand strong for decades to come.
