Why the restoration was critical
DOB’s Local Law 11 inspection flagged failing lintels, cracked mortar, and spalling balcony edges that threatened occupant safety and water-tightness. A timely restoration was essential before the next freeze–thaw cycle.
Key technical moves
Our crew installed code-compliant pipe scaffolding and a sidewalk shed, secured all permits, and implemented a Tenant Protection Plan allowing residents to stay in place. We removed three courses of brick at each upper-floor lintel, applied self-adhered flashing, stainless drip edges, and weeps, then matched face brick. All deteriorated mortar joints were cut and pointed, parapet coping stones were resealed with high-performance elastomeric sealant, and balcony fascias were patched and coated with a breathable finish.
Outcome & compliance
The façade passed DOB Façade-Unit inspection on the first visit, completed on schedule, and was executed without any need to relocate residents—delivering full Local Law 11 compliance and peace of mind for building management.
